Walt Disney World Sues Government Over Billions of Dollars in Contested Property Taxes

Walt Disney World has continued the tradition of suing the Orange County Property Appraiser over what it claims are excessively high assessments of a number of properties around the resort complex. Walt Disney World has been filing these lawsuits for years, and while a number of the lawsuits over the years continue to move through the court system, Walt Disney World has had some significant victories over the years as well. Here’s a look at the current lawsuits filed, along with some context on Disney’s wins in the past.

Walt Disney World Sues Over Property Taxes

In more than a dozen lawsuits covering dozens of buildings and land, Walt Disney World asserts that the Orange County Property Appraiser has failed to utilize “professionally accepted appraisal practices” when assessing the just values for a number of properties. Disney says that the assessed values “exceed the market value” of the properties, and therefore violate the Florida Constitution.

In total, the claimed assessed values of the properties being sued over are more than $5.4 billion. Walt Disney World paid more than $138 million in property taxes for the contested properties in 2025. It’s unknown what Walt Disney World’s total tax bill was for 2025.

Walt Disney World is asking the court to determine that the assessed values on the following properties are excessive, and asking the court to determine an appropriate appraisal methodology to be used to reassess the properties. Disney is also asking for a new tax bill for the following properties and to award costs incurred in bringing the lawsuits.

Walt Disney World has won at least one of the lawsuits that it has filed over property taxes in the past. In 2020, Walt Disney World won a lawsuit for the Yacht & Beach Club property, with the court finding that the assessed values of the property were too high. In fact, the court ruled that the methodology that then Orange County Property Appraiser Rick Singh used to come up with the inflated number was not only improper, but illegal under Florida law. The valuation more than doubled when Singh took office.

At the time, Disney said that they are looking forward to a reassessment of their Walt Disney World properties utilizing a legal method, which could include the theme parks.

The Yacht & Beach Club case took more than five years to settle, so we don’t expect that Walt Disney World will see the lawsuits listed above settled anytime soon. In fact, the first court date for a number of the lawsuits above isn’t set until 2027.

Walt Disney World has been suing the Orange County Property Appraiser over taxes since at least 2015.

Every year, Walt Disney World pays the taxes in full, and then sues over the assessed values.
