Disney World’s Affordable Housing Project Receives County Commissioners Hearing Date Ahead of State Approval

Disney World’s affordable, or attainable, housing project will go in front of the Orange County Board of County Commissioners later this month. A notice posted today informed residents of a March 26th hearing date in front of the Orange County Board of County Commissioners for the project.

The public hearing will take place around 2pm, and there are multiple agenda items beyond just Disney’s affordable housing project. The hearing will ask the Board of County Commissioners for the application transmittal to the State of Florida for any adjustments or comments before it heads back to the county for final approval.

Back in mid-February, the rezoning effort narrowly passed an Orange County Planning and Zoning Commission by a margin of 4-3. At the meeting, there was strong opposition from area residents. The residents said that they were for an affordable housing project, but opposed the location of the project.

As a result of the opposition from residents, and at the request of a commissioner, Disney agreed to a second public meeting to address concerns. The public meeting will take place on March 18th, ahead of the Board of County Commissioners hearing later in the month.

Plans for the affordable housing project call for a mixed-income housing development with a majority of the units being set aside for families that make 50-100% of the Area Median Income (AMI). The total qualifying income range across different family sizes will be from $30,750 to $115,000.

In total, plans call for 1,410 units in the development, with 1,000 units dedicated to the affordable housing project. Of those 1,000 units, the majority will be dedicated to families in the 80% AMI range, which could be a household income of $49,150 up to nearly $90,000. Only 11% of the housing affordable housing units would be allocated for families at the lowest allowable AMI range.

Disney is donating the land as part of its commitment to the Central Florida community. Mechanically, Disney has entered into a $0, 75-year lease of the land.
