Disney Vacation Club to Occupy 90% of Room Inventory at Disney Lakeshore Lodge

A new filing with the State of Florida appears to reveal that roughly 90% of the room inventory at the upcoming Disney Lakeshore Lodge will be allocated to Disney Vacation Club (DVC). While this means that the resort will not purely be made up of Disney Vacation Club units, the room allocation will be primarily DVC. Here’s what the filing tells us, and what it means for the resort.

WHAT THE FILING SAYS

Disney Vacation Club Development LLC submitted the filing under project number PR2699. It covers the Lakeshore Lodge development on the shores of Bay Lake near Fort Wilderness. The key data point is a figure of 45,552 timeshare weeks attached to the project.

Let’s do some simple math. If we divide 45,552 timeshare weeks by 52 weeks in a year, we get approximately 876 Disney Vacation Club rooms. Disney has previously announced that Lakeshore Lodge will contain 967 total rooms. That puts the DVC allocation at roughly 90% of the resort’s full room count. As a result, the remaining approximately 91 rooms should go to traditional hotel inventory.

In other words, DVC will dominate the room count, but the hotel will not run as a purely Disney Vacation Club property.

WHAT THIS MEANS FOR GUESTS

The implication for non-DVC guests is significant. Lakeshore Lodge will not operate as an exclusively members-only resort, but the overwhelming majority of its rooms will go to Disney Vacation Club. Consequently, non-members will have access to a much smaller slice of the hotel’s total room inventory.

For DVC members, however, the filing is an early confirmation of the club’s footprint at Lakeshore Lodge, and it is a substantial one. An 876-room DVC presence would make Lakeshore Lodge one of the larger Disney Vacation Club resorts on property. If my math is correct, only Saratoga Springs would be larger.

It’s also worth noting that the state currently has the filing under review, meaning this is an initial submission rather than a finalized approval. The figures could still change, though filings of this type typically reflect Disney’s planning intent closely.

WHERE CONSTRUCTION STANDS

As we’ve covered, Lakeshore Lodge is under active construction on the shores of Bay Lake near Fort Wilderness. Aerial photos show significant progress on the resort’s pool complex, including a lazy river taking shape as the centerpiece of the recreation area. Meanwhile, the main lodge building will reach 10 stories at its tallest point, and work continues across the broader site.

Disney has announced a summer 2027 opening for Lakeshore Lodge.
